A Crash Course in Marketing Your Home By Raynor James

How do you know that the store around the block is having a fantastic sale? Either you have received a flyer stating this fact, or you have heard about the sale through word of mouth. The world really cannot revolve without marketing, and items are constantly being sold to you whether you realize it or not. That said, think about your own home as a product that you are trying to sell, and understand that marketing your home is ninety percent of the overall sale.
Before you even open your home to visitors, you will need to canvass your entire area with advertisements that announce your home sale. Post advertisements with photographs all around your town from supermarkets to banks and everywhere in between. Place a "For Sale By Owner" sign at the beginning of your driveway, and another one close to your front door. Talk to you neighbors, your banker, your hairdresser, and tell everyone that your home is for sale. Also, do not underestimate the power of an advertisement in your local newspaper - but don't stop there.
Scope out weekly "penny savers" within your town and run an advertisement in the "for sale" section. Then, use the internet as your most valuable marketing tool and advertise to your heart's content. Of course, once you begin to effectively market your home, you will need to be aware of the ways in which to sell you home to potential buyers, and that is where a crash course in marketing will come in handy.
Any basic marketing course will teach you that there is one tried and true way of capturing your ideal market - provide a problem and make sure that you have the answer to that problem. In short, you need to tell potential buyers why they would want to purchase your home, and then you need to tell them the many ways in which your home is the only one like it. For example, when a buyer enters your home during an open house, be prepared with a detailed sheet of paper that lists everything from your asking price to the number of closets that you have within your home. Still, simply listing everything on paper is not enough.
Take prospective buyers around your home and point out those little things that make your home so great. Do you have central air in your home? Perhaps you have invented some crafty way of transporting laundry from one floor to another - whatever it is, find those things that make your home indispensable, and point them out to any person that walks through your door. In order to play the part of a seller, you must be willing to get out there and sell, so start marketing right away and remember that your home is more than unique, it's irreplaceable.
