If you choose to sell a home without the help of a realtor, you are going to need to make your ads stand out. You should utilize online FSBO listings as much as possible. The way that many free and paid FSBO services work is like this. The buyers get to search for properties based upon the state, city, and type of property that they are looking for. The properties with photographs are usually listed toward the top of the search results. Also keep in mind that some services will allow you to pay more for your listing to come up first on the search results. If you have this option you should take advantage of it. This is especially important if you live in a city that has a lot of competing properties for sale. If you living a small town paying extra money for a higher search listing in your city may not be as important.

Now when you are designing your listing, the first thing you must do is upload plenty of photographs of your property to your online listing. If it is not online, make sure to use as much space in your ad as a photograph if possible. Most buyers will not even view your ad if there are not a number of high quality photos of the interior and exterior of your home, especially in online ads. Buyers want to physically see your property as much as possible before actually going there, and photographs and detailed descriptions are the best way to do that.

Finally, the way you describe your property is very important. Make sure you use lots of adjectives instead of a simple description. For instance, "3 bedrooms 2 bathrooms," is an example of a bad description. A better description would be "3 spacious bedrooms, each one larger than 25 sq feet. Beautifully detailed ceilings in the master bedroom with a connected bathroom. Newly finished dark cedar hardwood floors in the two other bedrooms." Use as much space as possible and use as many adjectives as possible to spruce up the listing details. If you follow these guidelines, your ad will stand out above all the others and hopefully your phone will be ringing off the hook with potential buyers.
