You need to draw as much attention to your home to get the buyers and offers through. When showing people through your home, it is always a good idea to have a feedback form asking what they thought, what they liked and what they disliked about the house.
This is the only way to get an accurate feel as to what the market feels about your home.
Once you have had an offer and it is accepted ensure you use the correct legal forms and have your lawyer convey the transaction.
