How to Advertise Your Palm Coast Home "FSBO" By R. Ord
|
If you have gotten to the point where you want to try to sell your house, but aren't ready to sign a listing agreement with a Licensed Realtor, you have the option of Selling it "By Owner".
The most popular ways of advertising are in the local newspaper, and more recently, on internet based real estate classifieds such as zillow.com. The major things to remember when writing your ad are:
One, your headline is the first thing people see. It should jump out grab readers or they will most likely move on without reading any more of the ad.
Two, highlight the property's best features. Whether it's location, style of the home, age of the home, etc., you are trying to pique a buyers interest to read further and even better, take the time to come out and see the home for sale!
If you are able to, advertise dates for an "OPEN HOUSE". Typically weekends work best as long as you arent competing with any major local events that are going on the same day. Remember to advertise dates and times you will be opening your house to the public.
Finally, think up a attention grabbing closing. Something like "This won't last long at this price". Don't forget to leave your contact information and address if you intend to hold an open house too.
If the response isn't so great initially, keep your chin up! Remember, it is a buyers market and you are competing with hundreds or even thousands of other homes on the market. Some pointers for holding the "Open House" too are:
1. Put directional signs out on the major roads
2. Don't forget to put the sign and baloons in your yard-letting everyone know where to stop
3. Have flyers ready explaining the features and asking price
4. Be ready to answer questions on the schools, shopping, travel times etc.
5. Tell everyone you know you are having the "Open House" and display flyers anywhere you can think of. Many stores and diners allow you to advertise on their corkboards inside.
6.It's nice if you have the means to offer refreshments to your guests
7. Make sure you have a guest book that everyone who visits signs so you can follow up with prospective buyers
Best of Luck! And remember, Licensed Real Estate Professionals are always there to help if it doesn't work out. A Realtor can advertise your home on the Multiple Listing Service which is visible to all members of the local Association of Realtors.
