You don’t want to have to pay some agent thousands of dollars of your money. Or worse, maybe you need the money for your dream home. Well don’t worry; you already know by listing with a realtor you will be potentially spending tens of thousands of dollars for them to do something that you are quite capable of doing yourself.
Selling your house “For Sale by Owner” can be a very rewarding and profitable. On the other hand it can also be very time consuming and confusing. It is important that you have a good idea of what to do before getting started. Here are four main steps that you need to consider when learning how to sell your house “For Sale by Owner”.
Step #1: Determine the Value of Your Property.
It is important that you determine a correct value for your property before you list it. Get an appraisal of your property and then research what other similar properties are selling for in your area. Determining the value is very important. If you ask too much you will not sell quickly, and if you don’t ask enough, you will be losing money. You can also get a free neighborhood analysis and lots of advice if you act like you’re interested in an agent before you put your house up for sale by owner.
Step #2: Presentation.
Presentation is vital when you are selling your house. If your house is unattractive from the outside, no one will stop and if your house is unattractive on the inside, no one will buy. Keep your lawn and driveway tidy, thoroughly clean the inside of your house, and fix any eye sores or major damages to your house. By objective and walk through you’re house like someone considering it would, is there anything that you would notice if you were a potential buyer.
Step #3: Marketing.
If you don’t market your house, no one will know it is for sale. You would expect a real estate agent to do more than list it in a few classified ads, so you should do the same. List it in every free publication as possible, list it online, put up flyers and signs, and choose the best pay for advertising classifieds you can find.
Step #4: Legal Documents.
It is a must for you to have some kind of sales contract. Your contract should be clear, concise, and something that both parties understand. You can have a lawyer prepare this document, or you can save yourself some money and use a contract preparing program. It’s still wise to have a lawyer look over it afterwards, better safe than sorry.
