Play Up Your FSBO Position to Sell Faster By Raynor James

The current real estate market is such that being a seller is not the easiest thing in the world. If you really want to make progress in selling your own home, play up the fact it is a FSBO property.
In the red hot real estate market of the first part of this decade, the “for sale by owner” market exploded for a number of reasons. The primary one was the creation of internet sites where owners could expose their properties to tens of thousands of sellers. With that kind of exposure, who needed to pay a six percent commission to a real estate agent?
A secondary reason FSBO properties became more prevalent had to do with greed. Simply put, there seemed to be little reason to use and pay a real estate agent a large chunk of change in a market where buyers were tripping over themselves to buy homes that hadn’t even hit the MLS yet. Generally speaking, this was a correct assessment by most homeowners.
All good things must come to an end, and this real estate market certainly proves that. The sellers’ market is dead and buyers are in control. Given this very clear fact, homeowners might now wonder whether the idea of selling their property without an agent is unwise. Actually, it makes more sense than ever.
If you have worked your way up through various homes, you’ve gained an appreciation for the nature of the real estate market. Otherwise mild individuals will turn into ravenous beasts. Buying and selling a home is touted as a contract transaction, but the amount of tension and suspicion in the air could make a biker gang blush. It can get pretty nasty.
There is no doubt we are in a buyers’ market at the moment. That being said, most buyers are not content with getting a good deal. They want an absolute steal. As a FSBO seller, this is your opportunity. A FSBO seller in a slow market? The buyers will be circling you like sharks in bloody water. Why? Because they assume “FSBO” means you do not know what you are doing and they can get a great deal.
You should not be offended by this situation. Don’t get mad, get even. Be a wolf in sheep’s clothing. Make sure it is clear that you are a FSBO seller on all your marketing pieces. Know your bottom line and then invite the buyers in. Stick to your bottom line and you will move your home fairly quickly and be happy with the result.
