Range Pricing By Raynor James |
|
Some homes are just hard to sell, but that doesn't mean that they can't be sold at all. If your home has been on the market for quite some time now, and you are at your wit's end, there is one selling tactic that may come to your rescue in a hurry. Ninety percent of selling your own home depends upon marketing and sales, which is why "range pricing" was developed nearly twelve years ago.
Range pricing is a double-edged sword that works miracles when it comes to homes that just won't sell. The idea behind range pricing is to provide buyers with a price range instead of one single price. Begin with the price that you want to sell your home for, then deduct around twelve percent of that price, and list the home detailing your entire price range. When prospective buyers contact you about the home, explain that you will take any serious offer within your price range into consideration. If you are protesting this idea from the start, keep reading.
You may hate the idea of selling your home for nearly twelve percent less than the value that you had in mind, but you won't have to. Instead, provide a counter offer that is somewhere in between the highest price and the lowest price. Often, buyers will assume that they are receiving a great deal, so they will usually settle on the median price. You may not get the high price that you were hoping for, but you will gain an in-between price that will help your home to sell quickly.
Really, when it comes down to it, range pricing is merely a marketing tactic. Some buyers feel that there is more flexibility with this sort of pricing than there is with a fixed price, and in most cases this is true. While you will have to come down on your price, many buyers will up their offer in order to meet you somewhere in the middle. The key to range pricing is strategy, and with the right sales plan, even the hardest homes to sell will soon be sold.
FSBO does not have to mean that a hard to sell home will sit on the market for many years. You can sell any home if you take the time to study sales tactics. Some of the best sales people in the world are always coming up with new ways to sell, and selling your own home is no different than selling any other tangible item. When you offer range pricing, you are offering a potential buyer some clear options, and options are something that everyone loves to have.
