When thinking of selling a home “for sale by owner”, many presume that selling your home without the help of a realtor will be too hard. The idea of trying to find buyers and convince them to buy your property for the price you’re willing to sell sounds impossible, especially if you have no sales experience or patience. Well, allow me to say “forget about all that malarkey”. The truth is that selling your home really only takes dedication. I’d hate to sound like a football coach but dedication can conquer almost anything. So, I would like to go over why you can sell your home and avoid being another person saying that “FSBOs don’t work”.
First of all, your house isn’t going to sell itself. You’re going to have to put effort in some areas to get your home sold and not have to use a third party to do so. One part would be tidying up your home. You’re going to have to make your home presentable and enticing for anyone looking for property. Fix up those things that need attention and show a buyer that your house has curb appeal and is better then the one for sale next door.
Second, show the public that your home is for sale and that you’re doing the selling. Sometimes people would rather deal with the owner since the owner knows the home better than a realtor who only knows the details listed on paper. Put a BIG “for sale” sign in the front and put your home for sale on the internet or in your local classifieds. Get the word out because there are always people out there looking. Third, don’t be too aggressive when thinking of a price for your home. You have to think of everything as a whole. What you think your home should sell for, the current market, and depending on your situation, how fast you want your home to sell, all play into how you should price your home. Remember that this is your home and you don’t want to lose when moving on in life. So take the time in deciding what’s best for you when putting all the pieces together.
The last thing I would like to mention is definitely “patience”. The problem with getting most things done is being patient. Again, everyone’s situation is different. A person in foreclosure is definitely different from a person that is not. If you have time to sell your home and want the best end result, remain patient. Before you know it, all the dedication will pay off and you’ll be on your way to selling your home at a profit.
